If you're searching for a home where Hill Country views and green space are part of everyday life, Northwest Austin should be at the top of your list. This part of the city offers something rare: proximity to major shopping, top-rated schools, and downtown Austin — without sacrificing that tucked-away, nature-immersed feel. Here's a closer look at four neighborhoods that consistently rise to the top.

Great Hills: Mid-Century Charm Meets Modern Convenience

Great Hills sits nestled in the hills between Loop 360 and Highway 183, with Loop 1 just a short distance away. At 13 miles from downtown Austin and only 4 miles from The Domain (Uptown Austin), it manages to feel serene while keeping you close to everything.

Originally developed in the 1970s, the neighborhood has character baked into its bones. You'll find a mix of mid-century modern, colonial revival, and contemporary-style homes — both single-family and condos — ranging in price from $470,000 to $2.5 million. The tax rate sits at 2.2%, and HOA dues range from $0 to $25 per year. Yes, some streets have zero HOA dues.

Nature and Amenities

Great Hills lives up to its name when it comes to green space:

  • Great Hills Park — 80 acres with a playscape, picnic areas, hiking trails, and exercise equipment
  • Bull Creek District Park — 48 acres featuring waterfalls, natural springs, limestone boulders, and an off-leash dog area
  • Great Hills Country Club — tennis courts, fitness center, junior Olympic-sized pool, and a clubhouse
  • Wildlife sightings (deer, bunnies) are a regular part of life on the greenbelt trails

Right at the neighborhood's doorstep is The Arboretum, an outdoor shopping center with more than 40 shops and restaurants. Standouts include Honest Mary's for healthy grain bowls, Trader Joe's, The Gap, Target, Barnes & Noble, and Amy's Ice Creams.

Schools

Great Hills feeds into two school districts depending on the specific area of the neighborhood:

  • Round Rock ISD: Laurel Mountain Elementary → Canyon Vista Middle → Westwood High School
  • Austin ISD: Hill Elementary → Murchison Middle → Anderson High School

Canyon Creek: A Family-Friendly Community with Dual-District Access

Canyon Creek is a well-established residential community located west of 183, south of Anderson Mill Road, north of Highway 2222, and just off 620. It's 12 miles from downtown Austin and 11 miles from The Domain.

Homes here were built starting in the 1990s by builders like Standard Pacific and David Weekley Homes. Expect stone and brick exteriors, three-to-five bedrooms, single-story and two-story layouts, and two-to-three car garages. Square footage ranges from 1,700 to over 4,000 sq ft.

Pricing: Starts in the $500,000s and goes up from there Tax rate: 2.3% HOA dues: $170–$526 annually, which covers the community pool, tennis and basketball courts, trails, pavilions, and a playground

Shopping, Dining, and Entertainment

Canyon Creek benefits from being close to both North Austin and Cedar Park amenities:

  • Lakeline Mall is about 5 miles away
  • Nearby dining includes Oust House Kitchen and Bar, Green Mango, Nyx Italian, and more
  • H-E-B, Home Depot, and Target are all close by
  • Movie House and Eatery is a local favorite for a night out

Schools

  • Round Rock ISD: Canyon Creek Elementary → Chisholm Trail Middle → Westwood High School
  • Leander ISD: Cypress Creek Elementary → Four Points Middle → Vandegrift High School

River Place: Scenic Master-Planned Living with Lake Access

River Place is a standout scenic master-planned community located just off Highway 2222, west of Loop 360, and east of 620. It's 16 miles from downtown Austin, 12 miles from Cedar Park, and 12 miles from The Domain.

One of the biggest draws here is quick waterfront access to Lake Austin, putting boating, swimming, water skiing, and paddleboarding right within reach. The community itself features a golf course, soccer fields, playgrounds, pavilions, jogging paths, and nature trails. Nearby parks include Suntree Park, Woodlands Park (with BBQ grills and open green space), and Emma Long Metropolitan Park.

The approximately 1,000 homes were built between the 1990s and early 2000s, ranging in style from traditional brick and stone to Spanish and Mediterranean to Texas-style stucco-and-stone combinations. Home sizes run from 2,500 to over 4,000 sq ft.

Pricing: $655,000 to over $2.5 million Tax rate: 2.5%–2.6% HOA dues: $240–$1,200 annually

Retail and Dining Nearby

Residents have easy access to The Arboretum, Lakeline Mall, Hill Country Galleria, Four Points Center, and Quinlan Crossing — covering grocery stores, restaurants, and everyday retail needs. Downtown Austin is also accessible for those who want to tap into the city's full cultural and entertainment scene.

River Place is served by Leander ISD: Steiner Ranch Elementary → Four Points Middle → Vandegrift High School

Steiner Ranch: Nature, Community, and Two Lakes

Steiner Ranch is a master-planned community located just off 620, southwest of 2222. It's 19 miles from downtown Austin and 15 miles from The Domain, with neighboring cities Bee Cave and Lakeway about 14 miles away.

This is a community built around the outdoors — and the numbers back it up:

  • More than 1,500 acres of wildlife habitat, parks, and greenbelts
  • Access to both Lake Travis and Lake Austin
  • 3 community centers, 4 swimming pools, 10 neighborhood parks
  • 20 miles of hiking and biking trails, 14 miles of greenbelt
  • Tennis courts, sports courts, and a golf course

Shopping and Entertainment

Within the community, Quinlan Crossing sits right at the front entrance and features Randalls, Menchie's, medical care, dry cleaners, and more. Nearby Vista Ridge, Steiner Ranch shopping, and Shops at Steiner Ranch handle everyday needs. Not far out, you'll find Hill Country Galleria, Shops at the Galleria, and Four Points Center for expanded dining and retail.

For entertainment, highlights include a local movie theater, Lake Travis Zipline Adventures, and High Five Entertainment — which features bowling, axe throwing, and laser tag.

Pricing: Starts in the $400,000s and goes well past $2 million Tax rate: 2.4% HOA dues: $200–$800 annually
