Georgetown, Texas has quietly become one of the most sought-after suburbs in the greater Austin area, and it's not hard to see why. With rolling hills, the San Gabriel River, a stunning historic town square, and a steady stream of new development, it offers something for nearly every lifestyle and budget. After years of helping clients navigate this market, here are my top six neighborhood picks in Georgetown — each with its own personality, price point, and perks.
Wolf Ranch
If you want a master-planned community that feels like it was designed for people who actually love being outside, Wolf Ranch is hard to beat. Carved into the hills of Georgetown alongside the San Gabriel River, this development sits west of IH-35, about three miles north of Highway 29. It's 29 miles from downtown Austin and 20 miles from the Domain.
Wolf Ranch broke ground in 2015 and spans over 1,100 acres. It's projected to include up to 2,600 single-family homes by 2030 — making it one of the largest developments in Central Texas. You'll find both single-story and two-story homes, new construction and resale, with options across a wide range of lot sizes: 46, 50, 60, and 70-foot lots.

The community's amenity center — called The Den — is genuinely impressive. It includes an indoor lounge, kitchen area, conference rooms, an infinity-edge pool with views overlooking the San Gabriel River, a fire pit, outdoor grill, playground, and a dedicated lifestyle director who keeps the calendar full of community events. There are also 15 acres of open space and nature trails woven throughout.
Shopping and dining are walkable or bikeable for many residents via the Wolf Ranch Town Center, which includes Target, Best Buy, DSW, Old Navy, PetSmart, and local favorites like Smokey Moe's Barbecue, Just Love Coffee, and Fortune Garden. Georgetown's beautiful downtown square, Lake Georgetown, and the Georgetown Country Club are all just minutes away.

Parkside at Mayfield Ranch
Located off Ronald Reagan Boulevard (US 183) and Leander Road (1431), Parkside at Mayfield Ranch sits within Georgetown's Williamson County boundaries. It's 26 miles from downtown Austin and 20 miles from the Domain.
The big draw here — beyond the established neighborhood feel — is its proximity to Indigo Ridge, an upcoming 155-acre mixed-use development that will bring office space, residential living, retail, dining, a hotel, and recreational uses to the area. The National Tennis Association is anchoring the project with 40 outdoor courts and six to eight indoor courts. This area is about to get a serious upgrade.
Homes here were built starting in the 2000s by David Weekley, Highland Homes, M.I. Homes, Meritage, Standard Pacific, Plantation, Ryland, Lennar, and Wilshire. There are over 800 homes in the community.
Price range: $400,000–$899,000
Tax rate: 2.6%
HOA dues: $132 quarterly
HOA amenities include a pool, clubhouse, tennis and sports courts, jogging path, park, and playground. The neighborhood also has easy access to Williamson County Southwest Regional Park, Lake Georgetown, Round Rock Premium Outlets, IKEA, Costco, and Whole Foods. Cedar Park Regional Medical Center and Baylor Scott & White Emergency Medical Center are both nearby.

Cimarron Hills
For buyers looking for resort-style living with a private golf and country club experience, Cimarron Hills is in a category of its own. Located off Highway 29, east of Ronald Reagan Boulevard and west of IH-35, this community is 32 miles from downtown Austin, 24 miles from the Domain, and just eight miles from downtown Georgetown.
The home styles here are a step above typical suburban options — you'll find estate homes on the fairway, low-maintenance fairway villas, and custom and semi-custom homes ranging from 1,500 to over 5,000 sq ft.
Price range: $410,000–$2.6 million
Tax rate: 1.9% (one of the lower rates in the area)
HOA dues: $150–$310 monthly
Dues include a social membership at Cimarron Hills Country Club, access to their restaurant, gym, pool, splash pad, and five tennis courts. A golf membership can be added separately, giving you access to the award-winning Jack Nicklaus Signature Course.
This community is also close to the new Bar W Marketplace where an HEB is set to open — and if you know anything about Austin-area real estate, you know that where HEB goes, the neighborhood follows.

Homes here were built by D.R. Horton, Chesmar, Castle Rock, Pulte, Sitterle, and others, with Lennar and Perry still actively building. The homes feature some of my favorite details — extended patios, outdoor kitchens, front porches, and hillside views that remind you why people move to this part of Texas.

Teravista is one of those communities that punches above its weight class in terms of what you get for the price. It's a planned golf course community in the rolling hills east of IH-35, north of Westinghouse Road, and west of Toll 130. At 24 miles from downtown and 17 miles from the Domain, it offers solid accessibility — and it actually straddles two cities: Georgetown and Round Rock.
The variety of home types here is notable: condos, garden homes, single-family homes, and luxury homes, built by Perry, Meritage, Buffington, Lennar, and others.
Price range: $325,000–$850,000
Home sizes: 600 sq ft to over 6,000 sq ft
Tax rate: 2.6%–2.8%
HOA dues: $64 monthly
For $64 a month, you get access to a trail system, parks, pools, splash pad, sports courts, and a clubhouse — plus an active HOA that hosts events throughout the year. And everything you need is within six miles: Round Rock Premium Outlets, IKEA, HEB, restaurants, and a movie theater.

A Note on What Makes Georgetown Special
Across all of these neighborhoods, a few things stand out about Georgetown as a whole. The town square is genuinely one of the most beautiful in Texas — it's worth a Saturday afternoon visit even before you decide to move. Lake Georgetown offers outdoor recreation that's hard to find this close to a major metro. And with IH-35 running through the area, you've got a straight shot north to Waco or south into Austin whenever you need it.
Georgetown is growing fast, but it's growing thoughtfully. Each of these communities brings something different to the table — whether that's luxury golf course living, proximity to emerging mixed-use development, or simply a great price point for the space you're getting.
