Georgetown, Texas is one of those cities that sneaks up on you. You come for the affordability or the proximity to Austin, and then you stay because of the square, the trails, the sense of community, and the feeling that this place has figured something out that a lot of cities haven't. Whether you're relocating to the Austin area or just exploring your options north of the city, here are five things that make Georgetown stand out.
1. Proximity to Austin (and Beyond)
Georgetown sits about 28 miles north of downtown Austin — close enough for a commute or a night out at a show, but far enough to feel like you've genuinely escaped the city. Access to I-35 and other major corridors makes getting around the region pretty manageable depending on where in Georgetown you land.
And the local proximity is just as practical:
- Round Rock is right next door, offering its own slate of entertainment including catching the Round Rock Express play ball if you're a baseball fan
- Leander and Cedar Park are neighboring cities with their own shopping, dining, and amenities
- Waco is accessible, and Dallas is about two hours and 45 minutes away for longer trips
- Indoor and outdoor water parks — a real perk when Texas summers hit hard — are only about 10 to 20 miles away
For anyone who wants suburban breathing room without losing regional connectivity, Georgetown checks that box.
2. Home Prices That Give You More for Your Money
This is one of the most compelling reasons to look at Georgetown seriously. When you stack it up against Austin proper, the numbers tell a clear story.
As of recent data, the median home price in Williamson County — where Georgetown sits — was around $435,000, compared to $550,000 in Travis County (Austin). That's a meaningful difference, especially when you factor in what you're getting in terms of square footage and lot size.
Inventory has been tight, which has put upward pressure on prices across the board. But homes in Georgetown still come onto the market starting around $285,000, meaning there's genuine range here depending on your budget and needs.
If you've been priced out of Austin or just feel like you're not getting enough house for your dollar, Georgetown is worth running the numbers on.
3. Outdoor Adventure Is Built Into the City
Georgetown isn't just charming — it's genuinely outdoorsy, and in a way that's accessible rather than just scenic.
Blue Hole Park is one of my favorites, and honestly a favorite for visitors too. This lagoon is fed by the San Gabriel River, bordered by limestone bluffs, and sits just five blocks from downtown Georgetown. It's the kind of place that feels like a well-kept secret even though locals know it well.
The trail system that runs through the park is great for runners and cyclists, and the whole area connects to a broader network of hike and bike paths throughout the city.
And right up the hill from Blue Hole? Hat Creek Burger Company — so you can grab a great burger and then walk it off down at the water. That's Georgetown summed up pretty well, actually.
4. One of the Safest Cities in Texas
Georgetown was named the third safest city in Texas by SafeHome.org — and it's the only city in the Austin area to land on that list. That's not an accident.
The city's safety record is a reflection of two things: the partnership between the Georgetown Police Department and the community, and the genuine neighborliness that defines the culture here. Residents look out for each other. There's a real sense of community investment that goes beyond just living near each other.
For families and anyone making a long-term home purchase, this kind of data matters — and Georgetown delivers.
5. A Historic Downtown That's Growing Without Losing Its Soul
This might be my favorite thing about Georgetown. The downtown square is stunning — anchored by a courthouse that's over 100 years old and widely considered one of the most beautiful town squares in Texas. It's walkable, family-friendly, and pet-friendly, and when you're standing in the middle of it, you genuinely feel like you've stepped into another era.
But here's what makes Georgetown special: the historic façade hasn't frozen the city in place. Local businesses along the square have preserved the exterior character while building out modern, innovative interiors. New restaurants and concepts are showing up regularly.
A few standouts worth knowing:
- Wildfire — a go-to for clients visiting from out of town; the salmon is a must
- Hydrate Smoothie and Juice Bar — newer addition with a health-forward menu
- The Golden Rule — another welcome addition to the local dining scene
- Romeo's Pizza — solid neighborhood pizza spot
New Developments Shaping Georgetown's Future
The growth happening in Georgetown right now is significant, and it speaks to how seriously the city is planning for its future:
- North Park 35 — Georgetown's first master-planned business park, located near the future Costco site
- Vista 29 — on the west side of Georgetown, this mixed-use development will bring office and retail space accessible to residents
- Parmer Ranch — the big one: 454 acres of mixed-use residential living with 1,000 planned single-family homes, retail, office, medical commercial space, a food truck park, community center, swimming pool, amenity pond, and hike-and-bike trails
Georgetown is a city that respects its past and is building boldly toward its future. That combination is rare, and it's a big part of why people who move here tend to stay.
