While buyers stack up on waitlists for the same familiar neighborhoods, a new wave of master-planned communities is taking shape on the edges of the metro — and a few of them caught even me off guard. We're talking new construction homes with real square footage, Hill Country views, walkable town centers, and in one case, waterfront access without a waterfront price tag.
Here are six communities flying under the radar right now. That won't last long.
1. Woodside — Georgetown
There's something powerful about getting in early — choosing your own lot, watching the neighborhood take shape around you, and knowing you're sitting on equity before the crowds show up. That's exactly where Woodside is right now.
Tucked just off Ronald Reagan Boulevard and Highway 195, Woodside has that quiet Georgetown vibe: wide streets, fresh landscaping, and homes that still smell brand new.
Location: About 30 miles from downtown Austin. Roughly 40 minutes in light traffic via I-35 or Toll 130 — plan for closer to an hour during rush hour.
Nearby: Georgetown's historic town square, Wolf Ranch Town Center, and quick access to Highways 29, 183, and 130 make commutes to Round Rock and Cedar Park surprisingly manageable.
Builders: Perry Homes and PY Homes. Both offer design center customization — flooring, cabinetry, countertops — and quick move-in options if you need to get settled fast.
Price point: Mid-$400s and up.
What makes it a master plan: Woodside is slated for over 1,000 residences, a future amenity center with pool and playpark, neighborhood trails, green spaces, and commercial development right outside the community. This isn't just a subdivision — it's a lifestyle hub in the making.
Floor plan highlights: Three-car garages, oversized kitchens, covered outdoor living spaces.
Schools: Zoned to Jarrell ISD, rated a C on Niche.com. It's a smaller district — the high school has under 900 students — which can mean smaller class sizes and more individualized attention depending on your priorities.
Best for: Buyers who want to get in on the ground floor of a growing community and don't mind a longer commute in exchange for value and growth potential.
2. Flora — Hutto
Picture stepping outside your front door and being five minutes from grabbing coffee, letting the kids hit the park, or picking up dinner on the way home. That's not a future vision — that's what Flora in Hutto is being built for right now.
Location: About 27 miles from downtown Austin. Light traffic puts you there in 30–35 minutes; rush hour stretches it to 45–50.
Nearby: Hutto's historic downtown (genuinely charming), the Co-op District, Dell Diamond, and Kalahari Resort just down the road in Round Rock.
What makes Flora different: It's a true mixed-use master plan. Single-family homes, townhomes, apartments, retail, office space, and green space — all woven together. Live, work, shop, and play without leaving your neighborhood.

Coming fall 2025: A brand-new elementary school opening right inside the community. Kids will be able to walk or bike to school — something you genuinely don't find in most Austin-area neighborhoods.
Schools: Zoned to Hutto ISD, rated B on Niche.com. About 9,600 students, known for expanding programs and strong parent involvement.
Best for: Buyers who want small-town energy without actually being in a tiny town, and value walkability and community infrastructure.
3. Woodland Estates — Leander
If you've been dreaming of real space — not a tight backyard, but actual room to breathe — Woodland Estates delivers in a way that's increasingly rare this close to Austin.
We're talking full one-acre home sites, wide-open Hill Country views, and enough distance between you and your neighbors that it genuinely feels private.
Location: About 25 miles from downtown Austin. Light traffic: 35–40 minutes. Rush hour: closer to an hour.
Nearby: Cedar Park's shopping and dining, Lake Travis for weekend boating, and the Balcones Canyonlands Preserve for hiking and birding.
Builder: Toll Brothers — luxury homes starting under $1 million.

Schools: Zoned to Leander ISD, rated A+ on Niche.com. With over 42,000 students, Leander ISD is known for strong academics, competitive athletics, and award-winning fine arts — consistently one of the most sought-after districts in Central Texas.
Best for: Buyers who want luxury, acreage, and the freedom to create their own private retreat without sacrificing school quality.
4. Wild Spring — Leander
If you love Toll Brothers craftsmanship but want resort-style amenities right outside your door — rather than acres of solitude — Wild Spring is the answer.
Location: About 25 miles from downtown Austin. Expect around 55 minutes in rush hour traffic.
Nearby: Less than 10 minutes from Cedar Park's shopping and dining; 15 minutes from Lake Travis. Suburban convenience and lake access without the long haul.

Price point: Starting in the $600s.
Home sizes: 2,400 to over 4,000 square feet.

5. Lagos Reserve — Manor
Waterfront living near Austin usually carries a multi-million dollar price tag. Lagos Reserve flips that script entirely.

The real draw: Affordability plus a short commute to central Austin. Those two things in combination are getting harder and harder to find. Lagos Reserve offers both — plus lakeside living that most buyers assume is out of reach.
Best for: Buyers prioritizing location, affordability, and a true waterfront lifestyle without stretching their budget.
6. Milky Way at Riverplace — West Austin
Save the best for last. If there's one community on this list that proves how fast Austin is evolving, it's this one.
Brand-new construction inside one of West Austin's most established neighborhoods almost never happens. Milky Way at Riverplace is that rare exception.
Location: Just 14 miles from downtown Austin — 26 minutes in light traffic, 40-plus in rush hour. This is the closest to the city on this entire list.
Nearby: Riverplace Nature Trails for hiking, Lake Austin for paddleboarding, and Four Points for shopping and dining — all minutes from your front door.
Home sizes: 3,500 to over 6,000 square feet. Four to seven bedrooms.
Features: Open concept layouts, floor-to-ceiling windows, Hill Country and Lake Austin views on select lots, chef's kitchens, media rooms, three-car garages. This is full luxury, no compromises.
What makes it truly special: You get the mature, established feel of Riverplace — tree-lined streets, a neighborhood that's already rooted — combined with the energy efficiency, smart technology, and modern design of new construction. That combination almost never exists unless you're tearing something down and starting over.
Schools: Zoned to Leander ISD (A+ rated), feeding into Riverplace Elementary, Four Points Middle School, and Vandegrift High School — a campus known for AP success, championship athletics, and a nationally recognized marching band. Consistently ranked among the top schools in Texas.
A word on timing: New homes here generate serious interest the moment they hit the market, and the number of lots is limited. This is not a community where waiting to see how it develops is a viable strategy.
Best for: Buyers who want luxury new construction in an established West Austin setting — and understand that opportunities like this don't come around twice.
